Rental Application Requirements

J.W. Hunter Company, Inc. is committed to supporting the Fair Housing Act, prohibiting discrimination based on race, religion, color, sex, national origin, handicap, or familial status. The following qualification standards will be required from every prospective resident.

Applicants: All occupants over the age of 18 are required to submit an application and must meet all criteria specified for the primary applicant.

To qualify: One applicant must qualify on their own, or a combination of the applicants must qualify with combined income and qualifying credit.

Applications are good for 60 days.

Number of Occupants: The maximum allowable occupants per unit is two (2) individuals per bedroom. This does not apply to children 12 months and under.

Income: Gross income must be at least three (3) times the monthly applicable rent.
    Self-employment: Personal tax return – adjusted gross income.

Credit: You must meet the credit score required for the property for which you are applying. For details, please check the online listing under property overview or contact our office.
     
Cosigners: Cosigners must have a 700+ credit score. Cosigners must be able to financially qualify to pay the applicable rent amount in the case that the tenant defaults. Please note that not all properties allow cosigners. For details, please check the online listing under property overview or contact our office.

Criminal Background: You must pass a criminal background check. We do not rent to applicants with violent felonies or sexual offenses. 

Rental History: Tenants currently or recently under eviction will not be approved. You must be in good standing with current and previous landlords.
