The following qualification standards will be required from every prospective resident.Applicants: All occupants over the age of 18 are required to submit an application and must meet all criteria specified for the primary applicant.To qualify: One applicant must qualify on their own, or a combination of the applicants must qualify with combined income and qualifying credit. Applications are good for 60 days.Number of Occupants: The maximum allowable occupants per unit is two (2) individuals per bedroom. This does not apply to children 12 months and under.Income: Gross income must be at least three (3) times the monthly applicable rent. Self-employment: Personal tax return - adjusted gross income.Credit: All applicants must have a credit score of 600+ to qualify. Cosigners: This property allows cosigners. Cosigners must have a 700+ credit score. Cosigners must be able to financially qualify to pay the applicable rent amount in the case that the tenant defaults.Criminal Background: You must pass a criminal background check. We do not rent to applicants with violent felonies or sexual offenses. Rental History: Tenants currently or recently under eviction will not be approved. Comments: Pets must receive approval before residing on the property. We permit a maximum of two pets per property, including both dogs and cats. To proceed, we require a photograph of the pet as well as up-to-date veterinary records, which should include vaccination history, breed information, and weight. The weight limit for each pet is set at 35 lbs. Please note that aggressive dog breeds are not permitted. A nonrefundable pet fee of $250.00 per pet is due upon approval. Additionally, a monthly pet rent of $20.00 applies.
