Number of Occupants: The maximum allowable occupants per unit is two (2) individuals per bedroom. This does not apply to children 12 months and under. Income: Gross income must be at least three (3) times the monthly applicable rent. Self-employment: Personal tax return - adjusted gross income. Credit: All applicants must have a credit score of 600+ to qualify. Cosigners: This property allows cosigners. Cosigners must have a 700+ credit score. Cosigners must be able to financially qualify to pay the applicable rent amount in the case that the tenant defaults. Criminal Background: You must pass a criminal background check. We do not rent to applicants with violent felonies or sexual offenses. Rental History: Tenants currently or recently under eviction will not be approved. The weight limit for pet is set at 35 lbs. Please note that aggressive dog breeds are not permitted. A nonrefundable pet fee of $250.00 is due upon approval. Additionally, a monthly pet rent of $20.00 applies.
