Rental Requirements: J.W. The following qualification standards will be required from every prospective resident. Applicants: All occupants over the age of 18 are required to submit an application and must meet all criteria specified for the primary applicant. To qualify: One applicant must qualify on their own, or a combination of the applicants must qualify with combined income and qualifying credit. Applications are good for 60 days. Number of Occupants: The maximum allowable occupants per unit is two (2) individuals per bedroom. This does not apply to children 12 months and under. Income: Gross income must be at least three (3) times the monthly applicable rent. Self-employment: Personal tax return - adjusted gross income. Credit: All applicants must have a credit score of 600+ to qualify. Cosigners: This property allows cosigners. Cosigners must have a 700+ credit score. Cosigners must be able to financially qualify to pay the applicable rent amount in the case that the tenant defaults. Criminal Background: You must pass a criminal background check. We do not rent to applicants with violent felonies or sexual offenses.
