Property Assessment
Each
property managed by J. W. Hunter Construction, Inc is regularly inspected by the assigned manager
to check physical condition, coordinate activities
of on-site personal vendors and to assure tenant
satisfaction.
Market Rental Valuation
We
conduct in-depth analysis of competing properties in
your market area to ensure accurate rental rates
that maximize occupancy and returns.
Management Plan
Upon
entering a property management agreement one of the
first things we do is establish an annual budget. We
approve all of our budgets with the owner prior to
its implementation. Our budget serves as our
guideline for what you can expect your property to
generate each year.
Accounting Services
We
provide full accounting services for the operation
of the building, including collection of rents and
disbursements for goods, services, taxes and debt
service. J. W. Hunter Construction Co. Inc provides
each owner with monthly operating statements
detailing actual income and expenditures and
contrasting these actual figures to the budget.
Maintenance
At J.
W. Hunter Construction, Inc we have more than 100
different vendors that we have established
relationships with to ensure timely and quality
service at the best possible cost. We plan all major
repairs (roof, parking resurface, etc.) out 5 years
to minimize future capital expenditures.
Advertising
All of our managed properties are
advertised in local newspapers, on
apartmentguide.com and rentnet.com as well as other
media.
Capital Expenditures
We
have the experience to design and implement major
construction projects, as well as handle the more
routine remodeling of tenant space. We coordinate
all plans and specifications with architects,
engineers, interior planners, and government
agencies to name a few.
Tenant Relations
We
represent the owner in all landlord tenant
relations. We ensure that the building operates
within all landlord-tenant laws, fair housing laws
and other rules, regulations and ordinances.
Lease Renewals
As
part of our budgeting process, we review any tenants
whose lease will expire at least one year in
advance, and we proactively work on renewing these
leases.
Client Communications
We
place communication between the owner and property
manager at a very high level and believe that it is
essential in achieving each owner's objectives for
their property.
